It also protects you against claims by tenants or any other person who may be hurt on your property when the claim is in excess of your insurance coverage.  

Another layer of liability coverage you don't have to pay for.

Often people let things go while their is an illness in the family.You should absolutely do the following.1st   Find out if there is a property management contract in place.2nd  Check the insurance coverage.
