Insurance coverage ideas large landlords?
We have a lot of townhouses, and only getting a lot more each month. In fact we are adding about 10 units per month right now. We have insurance through commercial providers for fire, plus a liability policy. I think most cover 100k per property and something like 1m in liability, which is running us about $550 per unit. It's annoying to have to keep adding units and paying more each time, so we have been trying to work with our insurance provider who shops insurance around for us with insurance companies to come up with a format to use as a blanket style policy that just covered any and all events over on any of our properties owned by any of our LLCs of the parent company.
Any ideas of how we can structure some type of fire policy that covers all units we own without having to keep extending, adding, or paying more money? Adding more units don't extend the risk IMO as they are not all going to have a fire at the same time, thus risk should be lower as we go, but at 100 units x $550, that's an expensive insurance policy... We could just keep the cash at that point and pay for it out of pocket, but the banks always want coverage so...
Ideas?
