Our family has a four-plex that my dad is looking to give my brother and I to manage and own; so he can focus on getting promoted and maximizing his pension.

I plan to focus on small multifamily (2-4) units in the North Dallas area with interest in moving to larger (5+) units as time goes on. 

If the property has under market rents, cost savings to be had, and other drivers to blend the cap rate up besides annual rental increases then they will look into the 4's for going in cap rate.Lately more focus has been on student housing and senior housing as cap rates seem to be higher and potential for rent growth over time seems to be better versus regular multifamily is almost peaking for rent to income ratio's.

Well, the boarders and their visitors often take the curb space in front of our rental house.

If I look at PITI as it seems some investors just focus on that, I would have a slight cash flow of $62 a month.

I currently don't extra money to invest for that reason, I focus to sell investment rental properties to investors and thru this I will learn and make money than I will start investing myself.I will be dealing with a lot of Foreign CASH buyers that overseas and they will be investing in Miami.

Maybe would it be wise just to focus on buying the property and worry about the refi later.

While I will not buy large properties immediately I do plan on moving into this space by next year unless something makes sense now.Any advise on neighborhoods to visit or leads to professionals that support real estate investors please let me know.
