A client did a termite inspection and it shows "no active termites found and tubes were dry".  

However, after receiving the disclosures, I've noticed the inspections recommended quite a lot of rehab and repairs to be done.

They red-tagged us and we were forced to pay for plans to be drafted, approved, and several inspections before they permitted us - set us back several thousand dollars and an extra two months as a result - still, we were able to complete the project and still appraised for more than we spent.

On the day our fire marshal was to arrive to initiate our  final inspection, he called and asked what specifically were we planning to do with the property.

Finally, I schedule a walk-through inspection within one week of purchase.

Your city can also force a work stop order if you don’t have them and make you remove stuff to get it inspected.
