Figuring Out Actual Cost of Repairs

Hey there!

I'm new to REI and after several months of searching, have found a property worth potentially going forward with. However, after receiving the disclosures, I've noticed the inspections recommended quite a lot of rehab and repairs to be done. Of course, not all of these need to be done immediately, but based on your guys experience which ones are the most important to look at and conduct.

Examples of repairs include:

Fungal damage

Cracks on side of building

Rear deck and support infested with wood boring beetles and fungal damage

Cracked kitchen tile

Broken window 

Garage and attic wiring...etc


As you can see if I were to do all these repairs it might cost be more than my downpayment...so I want to figure out which ones are actually necessary. Thanks!
