I'm doing this one by owner because I want experience in every part of a flip, and as I get more established will probably use a realtor.My question is for those that have done by owner.

We use Velspar "snowflake" on our flip properties   (hint of blue/gray)  And we use Velspar "Wendoblem tan" on our rentals (Hint of tan)Just a bit off white makes them warm, and yet still bright enough to make them feel open. 

The second partnership is for flipping using all the investors money.

This FHA 90 day flip rule certainly causes confusion.I am getting conflicting info of which date to go by as far as the acquisition date to use for this time measurement.

or if I should just focus more on saving to buy another house that I can flip?
