Note that if you're on the sell side, other small things may be brought up like missing handrails, window sills/rotted trim, ventilation in attic space.

Other strategies include... finding a way to split a single family into multiple separate living spaces (The main floor, and basement. or converting a garage, or an existing ADU), Short term rentals (just be careful with city regulations), or furnished mid-term rentals (Travel nurses, or other contract-based workers).

Or is it a more relaxed loan process in terms of navigating the requirements?

Many lenders have relaxed the requirements for those loans significantly post  Covid while Fannie/Freddie have tightened.Stephanie
