Heads in bed versus dining space
So "heads in beds" is a popular adage in STRs, but how are you all reconciling the increase in sleep count that things like bunk beds and sleeper sofas bring in regards to dining space?
Our cabin is a 4br so the dining space isn't large. But we crammed in some bunks and sleeper sofas and advertise that we sleep 16. There is no way more than 10 people can fit in our dining space.
I was hoping this wouldn't be an issue but after being live 2 weeks we've already received 2 inquiries on VRBO where the potential guest asked about the dining space and ended up not booking when they found out all 16 people couldn't eat together.
Is this a common occurrence and I just got unlucky with these 2 guests or have people figured out a hack for extra dining space?

King Bed + QueenBed X2 + Bunks + Twin Bed + 2 = Maximum Capacity.
in other words even if you have 6 sleepers you only offer 1 of them as available.
OR
Number of Bedrooms + Lofts with Real Beds X 3 - 2 = Maximum Capacity
The home had a happiness level. Divide that by the number of humans under its roof and you will have "Percentage of happy per human" which is an important metric in STR.
Less humans = better reviews = long term wealth.
Heads in beds is for making a quick buck.
All that to be said I don’t think either one is the wrong choice assuming your market doesn’t have capacity limits.
