I had lunch with several this afternoon and sold a property to another today.

He was then told that unfortunately they received yet another offer (new offer), and that now we are in a "Highest and Best" bid period against now 4 other parties.We were operating in good faith, thinking that we were being exclusively negotiated with, had met time frames, and were waiting on a response to our counter, or if we had so chosen, we thought we could have accepted the initial counter offer.We were told this afternoon, that the new offer triggered a "highest and best", (because we didnt accept prior to the timeframe) and that the new offer would have negated the validity of the initial counter.

Good afternoon,  I have somewhat struck out on finding a financial institution that will open a heloc on a rental property.

Good Afternoon,We started setting up our properties with Cozy.co a few years back (Now Apartments.com) We have a few tenants that have yet to switch.

Starting out at noon, Getting organized for the day based on a predetermined plan for that day, and then spending from about 1:30 in the afternoon until about 3:00 PM making and returning business calls.

Actually just this afternoon, after a few talks with them we agreed to a cash for keys scenario.

I am meeting with an owner of 6 properties they out right own 100% on Thursday afternoon this week. 

Listed Friday afternoon and had a renter with a 725 FICO score on Monday!
