And the only reason that is, is because I've spent thousands of dollars as well as many months testing and refining the filters that work for me and my other investor clients and would be basically giving away trade secrets for every other investor in my and my client areas to use and drive the price up for our adverts.

You mentioned FHA financing, this is a great program only requiring 3.5% down payment however this would require that you live in the property for one year, also since it's such a competitive market the chances of an offer with 3.5% down payment being accepted is slim (unless you find something off market) since other investors are putting down well over 20% which is much more attractive to a Seller.

Another question...do I need to get my house tested for Lead Based Paint...when I purchased the home there was a lead compliance form which stated that the seller did not have actual knowledge of any Lead Based paints...they sold it to me like this, why would we need to test for it when renting...?

I was testing some of those hardwoods with my key, and they scratch pretty easily whereas I couldn't do that to the laminates.
