Newbie from Delaware...the State

Hey guys and gals! I'm Mike, I live just a touch south of Dover Delaware and have been here for about 11 years. I'm 21 and less than 4 months away from graduating; I graduate August 22nd and I count every single day until I get my degree in Organizational Management. I have worked with my father's real estate appraisal business since I was 17 and will be testing for my State Certification in September. My dad was actually the one who found this site and told me to look into it.  I watched a webinar with @Brandon Turner around 8pm EST and have been reading articles and the UBG since it ended. I am loving the site so far! I am a little nervous to actually start investing. I don't have much capital to begin, but I am much more interested in rentals than flipping or wholesaling. Any advice would be greatly appreciated!
