I am to the point that when a client calls and wants to view a HUD Home I refer them to another agent in my office , I have submitted full price offers on HUD Homes and had them rejected I was told that broker commision is not included in the list price for some HUD homes , the listing agent commision is 3% or 1250 whichever is greater while the buyers agent commision is the same but we can negotiate our side down , My question is have any other agents had any problems with the HUD Bid Process, I feel like it really forces the buyer to go directly through the listing agent since there commision is pre-set they can get away with offering less with a greater net to HUD , I will stick with the Fannie Mae & Reos !

It's amazingly close to where we live, so self managing it will not be an issue.Surely there's a market for a getaway rental that's close to everything, yet has the look and feel of being far from all the hustle and bustle.

I simply do my thing, list and market, get interested offers, go the negotiation rounds, and once I accept an offer I simply set the closing date for the 91st day (and it almost always coincides with when they could make closing) and it is done.

The backyard of the foreclosure I bought is a disaster--there is literally no grass, just weeds that I temporarily removed with Round Up, and a few trees near the fence.

When you are doing a low end rehab..we can get away with using used appliance and not having a washer/dryer...on the flipside...the higher value the rehab the closer the rehab needs to be to a "brand new condition"

Smoke detectors are a good one (Although if you're getting permits, lack of smoke detectors will cause you to fail a final inspection from the city 'round these parts)Other good ones - wire an outlet backwards.

I guess it depends on the area.Years ago the signs were everywhere.Today many cities and counties have ordinances and heavy fines against them.My city and county is like a pit bull with them.They have auto dialers junk up your 800 numbers now.In fact I can't remember the last time I saw one of those signs.You can still get away with it in my areas it rural places but you will almost have no traffic looking at them.Enforcement polices the main roads and sub arteries.The ones I have sent stay up the longest is when they go out at night and put them high up on the poles where enforcement can't grab them without a ladder.Then put pinwheels on each side of the sign to draw attention.
