Xeriscape lawn for rental?

The backyard of the foreclosure I bought is a disaster--there is literally no grass, just weeds that I temporarily removed with Round Up, and a few trees near the fence. The backyard is about 900 square feet.

There is a defunct sprinkler system at the house, but it appears the master controls for it were never installed. I don't really want to spend the money on sod, and grass seed is hard to grow in this area (and I don't think the tenants will keep up wiht the watering).

Has anyone tried something like perennial peanut in place of a traditional lawn? Will this hurt the resale value of the home when I eventually sell? Do you think future applicants would be turned off by not having a grass lawn?
