I Absoulutly HATE Selling Hud Homes !!!

Have any other agents had any problems selling HUD Homes? I am to the point that when a client calls and wants to view a HUD Home I refer them to another agent in my office , I have submitted full price offers on HUD Homes and had them rejected I was told that broker commision is not included in the list price for some HUD homes , the listing agent commision is 3% or 1250 whichever is greater while the buyers agent commision is the same but we can negotiate our side down , My question is have any other agents had any problems with the HUD Bid Process, I feel like it really forces the buyer to go directly through the listing agent since there commision is pre-set they can get away with offering less with a greater net to HUD , I will stick with the Fannie Mae & Reos !
