Learning is always helpful in life,  such a young age you are taking step for financial freedom.  

I like to go one step further when I mail to an LLC & go to the state corporation site and look up the owner's name and address and mail directly to them so that it's more personal.my rule of thumb when mailing to anyone not titled personally is to limit the mail to those properties that I have a real interest in and not a blanket mailer.

There is a commercial glass door in the front, but there are a few steps to get up to it. 

I received some initial information about a complex, and I'm trying to decide it is worth a second look.It is an 12 unit building, 11 are rentals and 1 is a live in manger required by the university. 

I still have a lot of uncertainties (read: fear) about taking the next step of finding a deal and making an offer. 

I've already built up somewhat of a buyers list and designed my own bandit signs My next step is to market for good deals i can possibly get under the contract.

That's a big first step, hopefully one of many for you. 

Sometimes that first step can be the hardest one.

Keep in mind curb appeal is big, make sure your place looks amazing the second the appraiser steps out of the car.

But if she is unwilling to stand up for her rights as a property owner, it may be time for someone with the fortitude to deal with "the issue," to step in and take the problem off the landlord's hands.
