Yes a house needs to me maintained, I just didn't anticipate that it would be SO much work and SO much money on a home that was literally gutted and entirely rehabbed with brand new everything. 

I have put in numerous hours of researching local markets, studying the terminology of investment, reading the investment blogs/books, talking with established investors and of course, listening to the Bigger Pockets Podcast.

I now have my license, and search/study everyday for that first purchase!

In studying past auctions I can't seem to find any one particular factor that correlates highly with 3rd party winners (vs. bank taking it back).

And it appears that in order to maintain that access I would have to give out thousands of dollars per year.
