Where to begin in creative REI?

Where to begin... Well, I have a few questions that I would love to have answered by the hierarchy of the real estate investing world. To get started, where do I begin? I have put in numerous hours of researching local markets, studying the terminology of investment, reading the investment blogs/books, talking with established investors and of course, listening to the Bigger Pockets Podcast. So now, I am ready to take the jump into REI. But, the issue that I, and many others, run into is funding my adventure. I look to investment in mainly buy-and-hold muti-family properties but, in the beginning I may have to invest in single family properties. Correct me if I'm wrong. So, as I said, I'm not certain how to fund my intentions. Here are a list of ideas I have:

  • Partnership with my father
  • Searching for local investors
  • Saving until I have enough monetary savings for a 20% down payment on a mortgage
  • FHA loans

So, as you can tell I have a few ideas, but I'm not sure what would be best.
