In my experience no (2-4 Family transactions).The Occupancy can be supported by it's current and legal use, number of meters in conjunction with Department of finance (DOF)classification and housing preservation and developments (HPD) classification.Source:In early 2021 I was selling agent on two investment properties in the Bronx and Staten Island where this was an issue on a flip out.

Get it on the MLS if it is land and it will syndicate across all platforms if the broker allows that (most do) and then if it is actually Commerical land/building get it to a Commerical real estate broker.If you want to do it cheap (less exposure) get it on Zillow and Craigslist along with Facebook Market place (FB Market place gets a lot of attention).

There's a number of neighborhoods I can suggest, but not limited to:Channelside/Harbour Island if condo living is your thingNorth Hyde Park (NoHo) for SFH which is close to downtown but on higher end of budgetSouth Westshore for SFH if a 10 min drive to heart of downtown Tampa is no biggieNorth Kendwood/Historic Kendwood for SFH in St Petersburg if you want to be in Tampa Bay but are willing to venture to other vibrant and happening cities in the areaShoot me a PM if you have more specific questions.
