Have you looked into doing a bank statement loan or P&L only loan instead? 

Alternatively, you could suggest an owner financing transaction where they become the bank on the property and this way they get to collect a monthly payment all while getting a chunk of cash up front (your down payment).

KY seems to be giving out grants for this, but I don't know anyone personally who has done it and didn't know if this was a good route to check into.

With a few inquiries from auto dealers. they shared 3 months bank statement and cash app summary showing 10,000 per month coming and withdrawal as well as withdrawal so maintaining close to 0 balance.
