Make sure your "due diligence" covers these sort of issues also, as well as ensuring any earnest money is not able to be scammed away from you.

In my experience, you are not able to defer the sewer or water on to the tenants by sub metering.  

I think it has to do with the LLC being its own entity and you not able to represent the entity (unless you're a lawyer).

What I am asking is, say you got a call from a direct mail piece and you met with the seller but for one reason or another where not able to come to an agreement.
