In this situation I might even consider overpaying up to 10% IF, and this is a big IF, they could provide me reference backed evidence that they could rent and manage the property at a high enough efficiency rate to increase my cash flow to a point where I would recoup the difference in out of pocket expenses within 24 months AND they guaranteed me a refund of the difference if they failed.

It does seem like an area where agents and clients could get confused for example if a client has been working with a string of different agents and the time periods overlap a bit due to poor communication, let’s say they both sent the same properties... one of the agents may get upset and think they had procuring cause or just open a complaint out of spite.

We also both work full time so we have had to get very efficient especially since we self manage and our properties are located all over the country, 3 are located thousands of miles away.
