 You will have a difficult time finding "good", let alone "exceptional" property management companies in Detroit. 

This question has been asked quite a few times on the forums. I'd encourage you to do a search and read some of the past responses. I'm pretty sure I've explained before why Detroit PM's are so terrible (spoiler: low rents and unique challenges = 2x or more the work of most markets for the same revenue).
