It's one of those things as the property gets bigger the cost can be more of a baked in expense for the cost/benefit.Some gas stations can get 100% bonus depreciation followed by car washes where not 100% but a lot of it year 1 can be depreciated.Tax accountants often can do basic calculations for cost seg but if you do plumbing and electrical in walls and all of that really need an engineer for those services.

A couple of the old ladies were taking in the neighborhood wash that ran an extra $90/month, another unit had a toilet leak that ran an extra $500 over 3 months. 

If we allow tenants to access the basement (to do their wash or access the circuit board) I am afraid this could be a liability or code issue.

Did they also do their homework before raising property taxes to fund Elorza’s mission to provide $50K of washing machines to the local high schools?  

If cash flow isn’t that important, the $700 washes it out and you are actually ahead by $200.
