They "swore" they could meet the rent because they also got food stamps (!) 

So my saying it's a maybe is based on the assumption that you are very cash rich/liquid. 

I hate to sound negative but this forum gets a dozen new motivated wholesalers each week then they're gone in a month on some new get rich scheme.

@Dean George  my sons was the condo off of burnside that had the heated driveway.. the HOA board screwed  the pooch on that deal.. that's the danger condo board with no practical experience in RE listening to attornies that get rich with litigation that many times fails.. and the homeowners suffer.
