Another site that I am use to is YouTube.  

My suggestion to you is to dive into bigger pockets, and all of the real estate videos that you can find on youtube to learn a lot, and then you simply have to jump in .

I actually found a really good, short video on YouTube that goes through this very issue.  

There is a bunch to learn on this website, You Tube can help you get a bunch to choose.  

Everything you want to know is online, with a Google Search and just add on "youtube" to get any video lessons available. 

I was introduced to BiggerPockets through podcasts and YouTube interviews.

Brandon one of the creators of bigger pockets has a great video on you-tube its called I how i quickly analyze a deal. he addresses things like 1% rule and why sometimes the 50% does not work. you should check that out.

Finding Bigger Pockets on YouTube was certainly great because it is increasing my knowledge in real estate.

Ideally, I'd like to see rentals from the annual music festivals as well as general tourism in the So-Cal area (goal: 10% or greater ROI). 

I do not recommend YouTube because you never know if what they put out there is correct.
