You can certainly learn just as much, if not more from BP and all of it's great members, forms and podcasts!

I would recommend that you form some type of corporation or an LLC.  

Do franchises have better resources (trainings, broader MLS access, experienced colleagues,etc) to translate into more potential commission for me? 

- go to the tools tab on BP, choose tenant screening - search "tenant screening" on BP-look for a local landlord association - they may have all the forms you need, will be able to answer questions and may have tenant screening. 

One Pro for me is that I can take advantage of obtaining great properties for pennies on the dollar when other investors panic and sell.
