Biggerpockets.com was identified as a fantastic resource.I am branching out into seeking investment rental property for my clients, and it looks like this is the center of cutting edge collaborative success.

Foreclosure process can take up to a year or more (here in CA at least), so when they're in the pre-forclosure stage, they are still in denial.

Others I've tried, including those  that Sam mentioned, are just call centers and don't know jack about property management, just the scripts they are told to read.I also make use of Google Voice for my tenant correspondence via voice and txt message so the tenants don't have my real number but I can still communicate w/ them on my phone.  

We're in the baby steps stage of learning how to flip houses as well.
