Property Managers....What Process & Procedure Software...?

We are in the process of switching out our PM software.  In doing so, we are losing a Process & Procedure application within our current PM software.  I've been looking around for a week or so now and have found out there are a TON of options.  Most of which are entirely too Powerful and too expensive!  

My question for other Property Managers is what, if any, software are you using?  As you know, Property Management is a series of process and procedures.  Many of which are reoccurring such as signing a new lease or a new move out etc.  The only way we've found to keep everyone accountable and on task without having to line our desks up is to use a software/app that will distribute the tasks among the team, with due dates and the ability to hold conversation from within the software/app.  Is anyone using anything they care to share?
