Property Managers....What Process & Procedure Software...?

Question

We are in the process of switching out our PM software.  In doing so, we are losing a Process & Procedure application within our current PM software.  I've been looking around for a week or so now and have found out there are a TON of options.  Most of which are entirely too Powerful and too expensive!

My question for other Property Managers is what, if any, software are you using?  As you know, Property Management is a series of process and procedures.  Many of which are reoccurring such as signing a new lease or a new move out etc.  The only way we've found to keep everyone accountable and on task without having to line our desks up is to use a software/app that will distribute the tasks among the team, with due dates and the ability to hold conversation from within the software/app.  Is anyone using anything they care to share?

Hey @Derek Gendig, did Appfolio fulfill this need or are you still looking? I don't know if you want to introduce an entirely new system but i'm fairly certain Podio can handle everything you just described.

We have been using appfolio for a year and a half and LOVE it!  The only down side is some of the communication - task oriented projects don't flow as well as we liked, so we supplement certain tasks with asana.  The combination of the two programs has saved us a rediculous amount of time.  One thing I have been extremely pleased about with appfolio is ther constant improvement and upgrading to the system.  In the last six months they included a text to tenant feature that was of course included with no upgrade fees.  Good luck!

Thanks @Tim Davis and @Derek Gendig for the Rent Manager shout out! Derek, you are correct that we are a per concurrent user vs per unit. We've actually found that it is cheaper for a company to be able to grow with their software this way. Your sales representative can help you determine the right amount of accounts you'll need to stay within your budget and have enough accounts for those working in the office that day.

@Tim Davis Rent Manager was who we initially thought who we were going to switch to.  After looking into Appfolio, we found that the software's are very similar in functionality and features.  Appfolio seems to be more similar to Propertyware in how things look and what their called etc. so this may prove to be an easier transition for our team.  Additionally, Rent Manager is billed per user rather than per unit.  We felt this could get very expensive for us.  With that being said, I did really like Rent Manager myself!  I think it is an excellent management software.

Derek...We have been using Rent Manager XI for 6 years now.  They are really good at support and taking suggestions to improve.  I was at our All County Franchise annual conferance last week and Rent Manager was there demoing what they have recently done with thier new platform Rent Manager 12 and it is powerful.  I was so impressed that I volunteered to be one of the first of our of the All County Franchise offices to convert to the new platform at the end of this year.  I highly recommend it.
