You will need to tweak it, but there are books out there to teach you that. 

The hands on experience of owning your first property will give you more wealth and education in REI than anyone can try to teach.  

I was just up there teaching a 1031 CE class for realtors at the West Pasco Board of Realtors.  

After teaching as a part-time lecturer on resource mobilization and fundraising, I determined to test what I was teaching in real life, and I wrote a funding proposal for an OVC project to some funders.

My hubby teaches there.

I am also realizing that seminars may not be able to teach you everything.

Being in the mortgage industry should also teach you a lot of valuable lessons that you can apply to your own investing down the road.
