I do want quality work and I don't mind paying a fee that pertains to my situation I just don't want to pay for someone that I don't need say someone who specializes in preparing taxes for Real Estate investors with a 40 door rental portfolio.

Yes most will help with finding new tenants and screening and it's also a way for you to screen the quality of the property management company.

So much hinges on : 1. the quality of the rehab (condition of the house), 2. the quality of the neighborhood (will you be able to attract and retain good tenants), and 3. whether you have really good property management.
