Direct mail has a very low response rate and I mostly just see the big boys who are going 7 figures do it, who don't mind spending 10-20k+ month on blowing out towns of letters/postcards.

"for rent by owner", investors)-search for non-homestead properties in your county and send postcards to those owners that own homes that meet the criteria you want to focus on-network with real estate attorneys -network with trustees in banks that offer trustee services-look up court records of landlords who have filed their own evictions and send them postcards -network with HOAs that have non-homestead properties in that association -when you see a "for rent by owner" sign in your area, send the owner a letter -join Facebook groups (for rent by owner, landlords) and being to contribute -improve your SEO on your website-find someone who can help you gather landlord info from Zillow, etc.

Postcards have low response rates.

I've gone back and forth between post cards, yellow letters, professional letters, etc. and have been pulled in different directions with different mailing companies. 

Google street view postcards became popular a couple of years ago, and they didn't last long.

Of course they are many ways to find deals, but there are favorites that always work.If you are new or need help or are in tough markets like CA, WA or especially Socal or even in AZ or NV this is the way to go.One approach I like is to send post cards.

I was wondering if yellow letters/postcards is still a viable strategy for deal prospecting in 2024.

I found your website, and sent my first 250 postcard mailer in June.

I rarely used postcards, just finding their phone number and keep calling.

And with mailers, I strongly doubt that 100+ mailers (scaled to 1000+ post cards mailed monthly) will get any leads/call backs, let alone conversions.
