I work for a building materials company now and took their online game from Zero to very engaged in the past few years and it's been really fun.

I thought it would be fun to start a thread where we can share our craziest fix-and-flip stories, biggest "oops" moments, and the golden nuggets of wisdom we've picked up along the way.

Another option is to look into some funds as well that allow smaller investments. some are anywhere from 500-$10,000 minimums and accept non accredited investors (through regulation a+).If you ran numbers of a loan paying p&i at 10% but ot being able to reinvest the principal payments you realize how low your returns actually are. so yes notes are great but also understand that idle money for any investment is not fun.

Then once you know how you will get the deals, that is where the fun starts..

If you remodel right before listing it will make for a much better listing with fresh paint, etc.

I currently own a two-family home with my girlfriend, but I plan to refinance in 2025 and start fresh with a focused expansion strategy.
