Investment Info:

Single-family residence fix & flip investment.

Purchase price: $395,000
Cash invested: $100,000
Sale price: $570,000

Such a fun project! I took all the old charm and kept everything I could, updated everything for a modern family! Can't wait to do another one!

What made you interested in investing in this type of deal?

I have been thinking of Fix and Flip for years! This one was in my neighborhood and the timing was right!
I absolutely love the design aspect of the projects.

How did you find this deal and how did you negotiate it?

MLS, currently looking at other ways to acquire properties.

How did you finance this deal?

Hard money for acquisition and I financed the rehab myself.

How did you add value to the deal?

Updated everything! Reimagined some of the spaces (turned an old pantry into a mud room and a coffee station.

Lessons learned? Challenges?

KNOW your timeline! I took too long to make some decisions regarding design and it slowed me down. To remedy this for next time I am in the process of creating a design board that can be used as a base for future flips.
