What it might come down to, depending on how long this goes on for, is do you want to spend the money to evict a tenant who isn't able to pay you and then let the place sit there vacant, or just let them stay there for time being? 

I'm working on my plan, and creating a strategy every day that I have time to sit down and focus.

I'm so thankful for that as our STR property (we had one unit in a triplex and were just in the process of furnishing the other two to get them online when this hit) is now going to be sitting vacant until we are through this - and you know what? 

For this month, I believe we will sit tight and see what happens come April 1 (well, April 5 with NYS grade period).

You can expect to spend $500 to file, but they are thorough, you get a sit down question and answer session, and they are easy to work with. 

Sit down at kitchen table & have cup of coffee. 

So we are not sitting on inventory right now in this market.

And my vacant units might have to sit for awhile. 

I travel a lot to Miami and I do remember that during last crisis cities like Miami and Las Vegas go first down to nothing (real-estate wise) because those cities have a lot of 2nd and 3rd homes sitting empty(while being terribly overpriced), plus  when **** hits the fan vacation homes lose the most value.

Just a little joke there, but seriously the 2nd floor tenant is probably just complaining about it because they are sitting around and noticing it more.
