@Jane S.Unless the seller has instructed the listing agent to NOT show them particular offers (like one that is more than X% less than the asking price, requires seller financing, has a home sale contingency, etc) that agent must present all offers to the seller promptly.I would start with a conversation with your broker and share your concerns.

I worry $20,000 might not be enough if there are hidden repair costs that aren't initially obvious.I'd recommend getting the house under contract at a price you are comfortable with and doing a thorough inspection to ensure your rehab numbers are accurate.
