My firm, we still charge on the % model to keep up with local competition but if the tide starts shifting further we'd consider moving to that model as I am sure most other Property Managers would as well. 

I also spoke with a Silicon Valley firefighter thinking of moving to Sac not too long ago... they do looong work shifts, so it's not crazy to commute in to work and enjoy the higher quality of life while not at work.Rent growth is strong.

I recently moved back to Austin 2 years ago and wanted to grind working 2 jobs (full time overnight stocking at a grocery store, then working a part time shift afterwards at discount tire) and a side hustle (mowing lawns when I had free time) and literally working myself sick from lack of sleep.

Shifting to accountant but will miss the lower fees on TurboTax.  

We are DFW area investors and reside up here, but we have shifted our view south to San Antonio and Houston (of the two, I am seeing better deals come out of Houston right now). 

Are you accounting for a possible shift in yours?

It was brought up that this deal was marginal last time, but I have shifted some of the numbers based on what I think are more conservative assumptions, but I would love to know how to improve my analysis.

I am okay with properties that cash-flow well that don't have the other two pieces (appreciation, value-add) but I think I want to research my market more because it seems like a short-sighted game plan not to have at least 2/3 as a contingency plan if you need to shift direction, course-correct, etc. 

It would require me to drive around every evening and take a head count of all the people inside that are working the day shift.
