Everyone is scared right now and it could be fear based and bad advice based on some friends watching news report etc. but you either have to laugh that off with “you have to be kidding” if there is a small chance she is sane and workable or and this is much better DONT RENT TO HER.

My tax lady has said that she has owned investment property before and has  Instructed me on how to track expenses. 

Sure, whats going on ten rails over could be interesting and cool to watch, but what matters to you is the two rails to your left and right, because those carry the train which can give you a bad day if you aren't paying attention to them.

There are a lot of knee-jerk reactions happening at both state and federal levels right now and (like it or not) NYC is being watched by the entire country.
