I do rehabs in San Diego where my purchase price is usually from 900k to 1.3 million and I try to make 20% of the purchase price per deal and try to do 5-6 deals per year (if I can find them which is becoming harder).

After everything was said and done I gave a verbal offer of 150k and followed up with a tactic of Letter of Intent having three offers.

Being that you are in the bay area, if you wanted to purchase an investment property with 20% +- down, then you may want to look into a cheaper location to start with.

Demand remains strong but even on peak dates with every park full the parks can't pack in enough people to fill up all the houses.Both Universal and Disney are expanding (Universal sooner) so that will drive up demand even more, but the problem is there is endless land out there so supply will always have a chance to catch up if developers get wind of new demand.That's why, at least for my own purchases, I'm focusing on areas with limited buildability where supply can't just scale in lock-step with demand for eternity. 

I want to have my crew install them but want to purchase it right out to install. 

Property is a 3bed, 2ba SFH (Cedar Rapids, IA) listed for $96k (was purchased in March '24 for $90k...looking into that)Market rent is $1,300 (could nudge up $50 maybe).

., I think an unlicensed person should be able to represent themselves in a purchase/sale in the same way a homeowner can make renovations to their own home without an MHIC license), but overall I think this is good for the general public (and, yes, its good for Realtors - but as Russell points out HB301 was introduced at the request of MREC, not Maryland Realtors).To reemphasize Russell's last point: if a wholesaler believes they are operating in an ethical manner then they should get licensed and submit to the rules that MREC has put in place to protect the public from real estate scammers and incompetent licensees.

I knew a couple of “we buy ugly houses” franchisees that purchased and fixed about 50 homes per year and wholesaled another 75 - 100.  

This is my first attempt at running an analysis of a Duplex I am thinking of purchasing for BRRRR.

My target purchase price is under $1.7M and prefer cosmetic fix to start with.
