Help me analyze this duplex deal

Good early morning! This is my first attempt at running an analysis of a Duplex I am thinking of purchasing for BRRRR. The UPDATED rental comps around the area shows $850/month/unit. Also, if I were to sell this property after a Fix & Flip, the ARV is around $180-185K. The comps however all have central AC, whereas this property doesn't (has window units). 

I think this would be more of a long-term hold for cashflow purposes, however it seems minimal to start, and I feel there is likely little to no appreciation with this property. Please help me analyze this deal and let me know what I need to consider before moving forward with it.
