To date, he's seemed like a conscientious tenant, and appears to have a good job, so it doesn't feel like he's trying to scam me, but, at the same time, public access, as I said, is through a locked door, in the back of house with motion activated lighting in a neighborhood (with nosy neighbors) that hasn't seen a crime committed in decades.What should I do?

Usually they have no credit and you have an opportunity to instill good behaviors in them before they have a chance to mess up.. and you can simply point that out to them because it wont be obvious..You also may have an opportunity to get their parents to co-sign which has been a lifesaver for us on occasion. all in all I can count the bad encounters on one hand over the years..

Many real estate agents don't hold their clients accountable and police their crazy desires and too many REI "coaches" and "mentors" are preaching that it's easy to find seller financing and BRRR deals for 50k anywhere, no biggie.The coaches are the biggest scam artists on the planet.
