Difficult seller situation

I have a seller who is allowing me to get his property under contract, but doesn't want anyone walking through his house because he doesn't want to scare off his tenants. A lot of investors will not buy a property unless they can have a walk through. What is a creative way to address this situation?

@Armani Emon I totally understand the seller wanting to minimize the showings on his property but usually the seller will let you in or a showing or two. 

First thing to do is find out why he thinks the tenants will be scared if you walk the property. Is there a legit reason or is the house in shambles and he doesn't want you to see? 

A technique we've used in these situations is trying to schedule all the showings to potential buyers on one day and/or saying that we're inspecting for insurance purposes.
