I'd like to include the extra income in an application to rent a place myself, but I'm wondering if advertising the fact that I'm a landlord myself would make a potential landlord-to-be hesitate to consider me.

Work a small mail campaign and get your feet wet.  

I can list an $800 apartment, and even with gas/electric included, worth $150, easily, still have a tough time getting responses to a $950 advertised price. 

If you have had little response to your rental ads, consider different wording for your ad each week. Focus on different positive aspects of your unit such as the garage, fenced yard, public transportation, central A/...

Don't just focus on their fees but ask them about marketing/advertising, their history and days on market, get references and actually call them.

The disadvantage is that you are prohibited from advertising and can only take investors with which you have a substantial pre-existing relationship.
