Quite frankly, those 'gurus' have just invested a lot of money and effort to get your target audience in one location for you, and passing out your business cards to provide the product that the guru's are providing 'information' about is a boon to you and you should be grateful for the opportunity that they've just given to you at their expense.

Personally unless you can buy physical gold bullions I wouldn't bother with gold/SLV ETF's due to higher fees and other hidden costs associated with these.If it wasn't for the currency risk, I would be throwing my money in Asia real estate or Russia if it was possible.Good luck regardless on your search.

At very lease, be prepared to present some comps and a reasonably detailed scope of work that indicates you've done your homework and you're not just throwing out numbers that the seller may have given you.While it's always tough to get private money when you're just starting out (especially from people who don't know/trust you), it's possible.

If you already have a portfolio of income producing properties, throwing an inexpensive house like this on the pile probably wouldn't hurt, but if this is your first rental, you'll basically be buying it just for bragging rights that you own a rental home and you did a subject to deal even though on a yearly basis, you'll probably be paying for those rights.

Just like my clothes, they are not fancy because I am getting stuff done, I can throw a waterheater and scratch up the bed of my truck and it doesn't faze me, same with my clothes.My lawyer had a nicr vehicle and from my understanding of what his financial picture looks like I have no problem with that because I am confident he can afford it.
