I have been doing lots of research, but am curious if anyone has tips on an ideal first investment property, whether you are using the BRRRR method, house hacking, etc.

Tip though, it’s 6 months to closing.

Any suggestions on what type of paint and tips when exposing brick walls in the basement?

I have never rented a house before and looking for mentorship on contracts, picking a property manager, tenant screening, what to include with the house (lawn & pest management...etc) and how to determine the best cash flow.

Believe me, this is the tip of the iceberg in terms of the expenditures you will put out for improvements and maintenance.

Any tips would be great.

Network at RE meetups and get to know others who do what you want to do, get tips and tricks from them and learn about the mistakes they have made.
