Getting ready to rent my first house, looking for advicr/guidance

I am in the military, and my wife and i are ready to begin my journey in passive income. I have a "new home" ( 2 years old) and will be looking to rent it starting in the Summer of 2022. I have never rented a house before and looking for mentorship on contracts, picking a property manager, tenant screening, what to include with the house (lawn & pest management...etc) and how to determine the best cash flow.
