CA OR WA NV are all purchase money states were no deficiency is obtainable if the loan was a owner occ first loan. 4. since this is not a lawsuit .. what happens is the second lender has a NOTICE of sale in their recorded second and they get notified via that document..

In the title report (deed document), i see the grantor asking price was X but the mortgage amount borrowed from the bank was X+N.
