Hello everyone!

I live in a small town in Ohio outside of Pittsburgh.  Because I live near the border of West Virginia and Pennsylvania, I decided to become a licensed real estate agent in Ohio, Pennsylvania and West Virginia.  This is my full time career for now.  But, I'd like to get into investing as my main career and do sales as an occasional job.

I'm just starting to get into real estate investing.  I had a single family rental for a year that turned into a land contract.  I really like doing land contracts because you don't have the expenses that you have with a rental.  The buyer pays the insurance, taxes and pays to maintain the property.  As an agent, I've encountered quite a few clients that can't get a traditional mortgage.  They can afford a monthly payment and want to own a home not rent.  So I think owner financing is an appealing option to them.

I also have an interest in flipping.  My husband and I are very handy.  So I feel we could do a lot of the rehab ourselves.  We are also very frugal and have learned how to update a house on a tight budget which is important when flipping.

I'm really excited to learn from others who are already investing successfully.  I'm really glad I found bigger pockets!
