My attorney in Nashville generally puts his blessing on anything I purchase and doesn't charge because of the volume of business that we do here, but I understand I may pay for this type of service initially.

I probably would actually have a better chance of double ending if i listed on the MLS because a common practice for buyers these days is to call the listing agent directly and ask him to write up the offer.In addition, I work on a volume level for most my pocket listings.

Together, with low-overhead and volume you will be surprised how easy it is to become very successful.

@John Mathewson - If you are having trouble getting your current volume churned, I'd advise extreme caution on growing your numbers.

I go for volume and rent consistency.

@Kane Warner - Partner with someone doing high volume in your area and dedicate your time to making this more successful. 

I don't mean to belittle the work of brokers, but my situation is that this will be part time investment for me, and I have time on my side to wait for the right deal (I am not at the scale where I need volume).

This tells me that the people on the site are outsourced people likely from outside of the county and they work on volume.
