Should I increase rent?
I have a tenant who is coming up on her 3rd renewal in July. I have not raised her rent in 3 years because she has never been late and I very rarely hear from her. I am thinking of raising her rent 3% to cover the increase in taxes that I pay on that property but I don't want to lose her as a tenant. Other people are telling me she will not move for a $50 increase in her rent. She is in a SFH and paying $1800 month
What are your thoughts?

@Bob Romano I see no issue with an increase in rent of 3% after 3 years. Just expect some more maintenance requests after the increase goes into effect and hope for the best.
