I found this ad on Craigslist
http://portland.craigslist.org/clk/rts/987697099.html

I guess this is a realtor who has found short sales on the mls. Are these done by other realtors?

Can someone explain the differences between doing short sales with and without a realtor?

motiv8ed - Luckily for my mentor, has not had to deal with these much and still was top sales agent Q3 2009 for our town, out of 100's - did something over $500M last year. I did not hook up with her to learn about ss's, but obviously that's something I, as a newbie, need to know all about & will be dealing with more than someone who has been highly successful & nearing retirement.

I would rather be a small fish in a large pond than a big fish in a small pond.

As a newbie, you will have an uphill battle competing against established agents for diminishing traditional market types. I negotiate for agents who have embraced SS because that is where there is least competition and least overhead. In a lot of markets these days, you can begin marketing tomorrow and have several listings by the end of the week.

You need not even be an expert. Hire a negotiator and focus on building a pipeline. I work for agents who went from not one single SS closing in 2008 to closing 20 in 2009 and they are on pace to double this with only a two-person team.

I have another single agent who also never has done an SS and we are set to close 1 million this month alone.

A good negotiator bring years of experience in short sales and you bring in energy and marketing. Together, with low-overhead and volume you will be surprised how easy it is to become very successful.
